General contractor

technology Maturity 9-11 Next article →

A general contractor is a leader on a construction site. They manage the daily work of a building project. This person or company handles many important jobs. They oversee vendors and different types of workers. They also share information with everyone involved in the build.

A client usually hires them. This often happens after an architect or engineer gives advice. They make sure the project stays on track. They also handle the financial and legal risks of the job.

There is a clear way the work begins. First, the contractor looks at special project papers. These are called bid or tender documents. If they are fixing an old building, they visit the site first. They must understand the space before they start. Then, they give the owner a price for the work. This price includes materials and equipment. It also covers the cost of labor and office expenses.

Different places use different names for this job. In the United Kingdom and Australia, they are often called builders. This name became common during the early twentieth century. In the United States and Asia, people use many names. They might say contractor, prime contractor, or main contractor.

Some companies in the US are very large. In the defense industry, they are sometimes called super prime contractors. Examples include companies like Boeing or Lockheed Martin.

Contractors have many specific duties to perform. They provide the tools, services, and materials needed. They often hire subcontractors to do special tasks. Subcontractors are experts in things like plumbing or electrical wiring. The general contractor must check the quality of all this work. They also help with tasks like getting building permits. They might even manage how construction waste is recycled.

Safety is a very big priority for them too.

To become a contractor, people often study hard. Some earn degrees in construction science or surveying. They also learn skills like carpentry and masonry. Many contractors run their own small businesses. They build their reputation by working with clients and partners. In the US, most states require a local license. For example, California requires a license and a surety bond. However, some states like Vermont do not require one.
