Mixed-use development

technology Maturity 11-13 Next article →

Mixed-use development is a special way to plan cities and neighborhoods. Instead of having one area for houses and another for shops, it blends them together.

This design can include homes, stores, offices, or even places for art and fun. These different parts are physically and functionally integrated into one space. This means they work together to make a community. It also provides easy paths for people to walk between them.

This way of building works by putting many uses in one spot. A single building might have shops on the ground floor and apartments above.

A whole block or even an entire neighborhood can follow this pattern. Some projects are built from scratch on new land. Others reuse old buildings or sites that were once used for heavy industry. Developers or government agencies can lead these projects. The goal is often to let people live, work, and play in one area.

In the past, many cities tried to keep things separate. During industrialization, leaders used zoning to move factories away from homes. They wanted to protect people from noise, light, and air pollution. In the United States, Robert Moses championed superhighways that broke up neighborhoods. However, a writer named Jane Jacobs disagreed with this idea. She believed that mixing different uses made streets more vibrant and diverse.

Since the 1990s, mixing uses has become popular again to stop urban sprawl.

Different parts of the world use these rules in different ways. In Europe, many city centers are mixed-use by default. In France, much of Paris is zoned as "General Urban" to allow many uses. In England, hotels are even grouped with residential buildings. In the United States, some areas use mixed-use to create new downtowns. For example, Bethesda, Maryland, has new projects that serve as community centers.

Other places like East Liberty in Pittsburgh use it to upgrade neighborhoods.

There are many benefits to this way of living. Mixed-use areas can help the environment by making trips shorter. A study in Guangzhou, China, showed that taxis travel less in these areas. When things are close, people can walk, bike, or use transit more easily. However, these projects can also be very hard to fund. The Hudson Yards project in New York City cost over 2.2 billion dollars.

Some critics worry that these big projects are too expensive for taxpayers.
