Meanwhile, cool air enters through openings at the base and descends into large underground spaces. These subterranean spaces can be quite large in volume. To keep heat out, the walls are built with a unique, water-resistant mortar called sarooj. This mortar is made of sand, clay, egg whites, lime, goat hair, and ash. The sarooj walls are at least two meters thick at the base to provide massive insulation.

Shade walls and ice pools are also vital to the system. Shade walls are typically built in an east–west direction near the yakhchāl. They can be as high as 12 meters to minimize convection losses. These walls provide shade for ice production and help workers harvest ice. Incoming water from a qanat, or Iranian aqueduct, may be channeled along the north side of the wall. This allows radiative cooling in the wall's shadow to pre-chill the water. Ice pools are used to produce ice on-site or to provide water for evaporative cooling. These pools might be square channels about 5 by 5 meters in size. At night, these pools can lose heat through radiative cooling, allowing the water to freeze.
