This compares the total floor area to the size of the site. For example, a tall building on a small plot might have the same FAR as a wide building on a large plot. Another common measure is dwellings per hectare. However, this can be a blunt tool because it depends on household size and building types. In a mixed neighborhood, housing is only one part of the density. 
Functional mix creates a "home, work, visit" triangle. In the early 20th century, many planners believed cities should have separate zones for each function. Walkable cities reject this idea. They prefer areas where people can combine at least two of these functions. Smaller plot sizes often make it easier to create these multi-functional neighborhoods. When destinations are close, walking becomes a much more attractive option for residents.
Access networks determine the capacity for pedestrian flow. These networks must be multi-modal to support various travel choices. This means they should work for walkers, cyclists, and transit users. People often choose walking for trips up to 10 minutes long. Walking is very predictable compared to cars or buses. Drivers must deal with traffic, congestion, and parking delays. Pedestrians only need to worry about things like street furniture, shade, and crossing safety.
