Real estate

society Maturity 11-13 Next article →

Real estate is a specific category of property. It consists of land and any buildings located on that land. This definition also includes natural resources found on the property. These resources might include minerals, water, wild animals, or growing crops like timber. In legal terms, real estate is known as immovable property. This is because it cannot be moved like other items. It is distinct from personal property. Personal property includes things like vehicles, jewelry, furniture, or tools. These items are not permanently attached to the land. Real estate represents a person's interest in a specific piece of land.

There are many different ways to categorize residential real estate. Some people live in a single-family detached house. This is a building meant for one family that does not share walls with others. Other people live in multi-unit dwellings. An apartment, or a flat in British English, is an individual unit within a larger building. Many of these units are found in multi-story buildings. You might also live in a terraced house. These are also called townhouses or rowhouses. They are a row of buildings that share walls with each other. Some people live in condominiums. In these complexes, individuals own their specific units. However, they share ownership of the common grounds and common areas.

Real estate can take many unique forms depending on the location and design. Some people live in a duplex, which has two units sharing one wall. Others might live in a housing cooperative, or a co-op. In a co-op, residents own shares in a corporation that owns the entire property. This gives each resident the right to occupy a specific unit. There are even more unusual types of dwellings. Some people live in mobile homes or residential caravans on wheels. Others live in houseboats that float on water. Even temporary structures like tents are a form of real estate. In some parts of the world, people live in structures called havelis or chawls. These are measured using specific units like Gaz, Marla, or acre.

The history of property ownership has deep roots. Concepts of owning property can be traced to Greek philosophy and Roman law. During the 1500s, the profession of appraisal began in England. This was necessary because people needed to prepare land for agriculture. In England, people used the term surveying to describe land measurement. In North America, the term appraising became more common. By the 15th and 16th centuries, writers discussed natural law. This helped create property theory regarding foreign investments. In 1758, Emerich de Vattel wrote a treatise called The Law of Nations. This book helped develop the modern idea of private property.

History also shows us massive real estate transactions. One of the largest was the Louisiana Purchase in 1803. The United States signed a treaty to buy the Louisiana Territory from France. This deal cost fifteen million dollars. This meant each acre of land cost roughly four cents. As the real estate industry grew, businesses formed to help people. The oldest brokerage firm was started in 1855 in Chicago, Illinois. It was originally called L. D. Olmsted & Co. In 1908, the National Association of Realtors was founded in Chicago. By 1916, the term "realtor" was coined for professionals in the field.

Economic shifts have often changed the value of real estate. The stock market crash of 1929 caused a major problem. During the Great Depression, real estate prices dropped significantly. For four years after 1929, values depreciated by 50 percent. To help the economy, the U.S. government passed new laws. The Banking Act of 1933 and the National Housing Act of 1934 were key. These laws allowed for mortgage insurance to help buyers. In 1938, the government created Fannie Mae. This agency helped lenders get more money to fund new homes. Later, the Fair Housing Act of 1968 addressed discrimination. This law helped ensure African Americans could rent or buy homes in various neighborhoods.

Real estate also has a major impact on our environment. Building and maintaining structures uses many resources. In 2019, real estate was responsible for 39 percent of total global emissions. About 11 percent of those emissions came from manufacturing building materials. Because of this, many people focus on green development. This concept started growing in the 1970s. Green development looks at social and environmental impacts. It focuses on resource efficiency and environmental responsiveness. Professionals now use site assessments to check for environmental degradation. This helps protect health and safety during the development of new real estate.
