Consequently, mobile home loans often resembled motor vehicle loans more than traditional mortgages. They often had higher interest rates and shorter terms.

Many residents live in specialized communities known as mobile home parks. In these land lease communities, owners rent the space to place their homes. There are over 38,000 such parks in the United States. These sites provide essential utilities like water, sewer, electricity, and natural gas. Some parks offer amenities like pools, playgrounds, or community rooms. Some communities are seasonal for vacationers. Others are retirement communities for people aged 55 and older. In New York State alone, there were 1,811 parks with 83,929 homes as of 2019.

Modern manufacturing has changed how these homes function in society. Newer double-wide models are built to much higher standards. They use materials similar to those found in site-built homes. This helps them look more like traditional houses and reduces how fast they lose value. However, the rapid growth of these communities has sometimes strained local infrastructure. This includes issues like highway congestion or inadequate water pressure. Because of this, many local governments use zoning regulations. These rules limit the size, density, and number of homes allowed in certain areas.
