Harry Triguboff

Harry Oskar Triguboff is a prominent Australian billionaire and real estate developer. He is widely recognized as one of the wealthiest individuals in Australia. Triguboff is the founder and managing director of Meriton, a massive property company. Because of his focus on tall buildings, he earned the nickname "high-rise Harry." His work involves purchasing land to create residential spaces for people to live. This industry is vital for managing how large cities grow over time.

Triguboff’s business model relies on two main financial processes. First, he leases his developments to tenants for both short-term and long-term stays. This creates a steady flow of income from the buildings he creates. Second, he benefits from capital appreciation. Capital appreciation occurs when the market value of land and buildings increases over time. By holding these assets, his wealth grows alongside the property market. He focuses much of his work in Sydney, Brisbane, and the Gold Coast.

Triguboff's early life was shaped by significant global changes. He was born on March 3, 1933, in Dalian, China. His parents, Moshe and Frida, were Russian Jewish immigrants. His father had moved to China in 1916 to escape antisemitism in the Russian Empire. During the Second Sino-Japanese War in 1937, the family lived through a period of invasion. In 1946, the family sought to move to Australia after being refused visas elsewhere. Triguboff and his brother arrived in Sydney in 1948, though the government initially questioned their entry due to his father's wartime activities.

His path to becoming a developer began with hands-on learning. After studying textiles in England, he returned to Australia and ran various small businesses. He once owned a taxi fleet and a milk delivery service. His entry into real estate started when he bought land in Roseville to build a home. When his builder failed to finish the project, Triguboff completed the construction himself. This experience taught him the practical details of building. In 1963, he successfully developed eight units in Tempe. By 1968, he built 18 units on Meriton Street, which gave his company its name.

Since its founding, Meriton has become Australia's largest residential property developer. The company has constructed more than 55,000 residential townhouses and apartments. In 2010, Meriton was developing an average of 1,000 apartments per year, though recent averages exceed 3,000 per annum. One of his most famous projects is the World Tower. Completed in 2004, it was Sydney's tallest residential apartment building. Meriton has also expanded into the hotel industry. In 2023, the company opened new hotels in Canberra, Melbourne, and Liverpool. This expansion brought the Meriton Suites brand to 6,204 apartment suites across 23 properties.

Triguboff’s career has included notable legal and public challenges. Meriton has faced several disputes regarding building defects. In 2002, residents of the Regis Towers in Sydney took legal action over construction issues. At the World Tower, owners reported defects worth more than A$1 million, including problems with fire safety and lifts. In 2018, the Federal Court of Australia found that Meriton Property Services had engaged in deceptive conduct. The company had manipulated TripAdvisor reviews by masking the email addresses of guests likely to leave negative feedback. As a result, the court ordered Meriton to pay a A$3 million penalty.

Despite these controversies, Triguboff has achieved immense financial success and personal recognition. His personal net worth has grown steadily over many decades. In 2016, he was named the richest person in Australia with a net worth of A$10.62 billion. By 2025, the Australian Financial Review estimated his net worth at A$29.65 billion. He has also been recognized for his contributions to society. He was appointed a Member of the Order of Australia in 1990 and an Officer of the Order in 1999. These honors were given for his service to building, construction, and philanthropy.

Triguboff also uses his wealth for philanthropic efforts. Through the Harry Triguboff Foundation, he has funded projects such as the Shorashim Center. This project helps immigrant applicants in Israel prove their Jewish identity. He has also engaged in mentoring, such as participating in a contest to mentor young people at Meriton. His influence extends into politics, where he donates to parties and advocates for policy changes. For example, in 2010, he proposed that the government should lower interest rates to help with housing affordability. His life reflects a journey from a refugee to one of the most influential builders in Australia.
