On traditional maps, north is "up" and south is "down." Therefore, the original town at the southern tip became "downtown." The residential areas growing to the north became known as "uptown." 
Historically, the downtown area served as the primary engine for city business. It was the place where most retail and wholesale trading occurred. These areas were often very small, sometimes covering only a few hundred acres. You could identify a downtown by looking for where street railways and elevated railways converged. These were also the locations for railroad terminals, great department stores, and major hotels.
The development of the skyscraper changed the physical look of the downtown forever. 
As skyscrapers grew taller, cities began to pass laws to manage them. 
Downtowns are also defined by their immense economic value. 
Finally, the boundaries of a downtown are often flexible and can change over time. In Manhattan, the business district has grown toward itself. Lower Manhattan, known as the Financial District, and Midtown Manhattan are moving closer together. This growth was sometimes slowed by the deep bedrock of Manhattan schist or by zoning laws. In other cities, like Chicago, the downtown expanded from the Loop across the river to Michigan Avenue. Because the central business district can shift in response to many factors, the "heart" of a city is rarely a permanent, unmoving thing.
